Property Tax Bills

Property tax bills are mailed once a year in July and contain four quarterly payments.

Taxes are due:

  • February 1
  • May 1
  • August 1
  • November 1

Postmark is not accepted as a payment date, the payment date is the date that the payment is received in the Tax Collector's office, as per New Jersey State Law. NO POSTDATED CHECKS WILL BE ACCEPTED.

* There is a ten day grace period each quarter; up to and including the 10th. Should the 10th fall on a weekend or a holiday, payments will be accepted the next business day without interest. The tax payment must be received within the designated grace period; if a payment is received after the grace period, interest is retroactive to the first day of the quarter. Interest in the amount of 8% per annum is charged on the first $1,500.00 of delinquency and 18% per annum on the amount over $1,500.00. Your account will remain at the 18% threshold until it is brought current. Interest accrues daily. For the correct amount due, please contact our office.

* If you pay your taxes through your mortgage company, the statement will say, "This is not a bill, for advice only."

* If you received an "advice only" statement, but do not have a mortgage company, use this statement to pay your taxes. Your mortgage company should send us a notice to remove your bank code.

* It is the property owner’s responsibility to maintain records regarding the payment of property taxes. Receipted tax bills or cancelled checks are proof of payment. Tax bills will not be issued when property ownership is transferred. It is the responsibility of the property owner to be aware of tax payment amounts and due dates. Individuals transferring property are requested to turn over the tax bill to the new owner at time of title transfer.

* Failure to receive a tax bill does not exempt you from paying taxes or delinquent interest on taxes.

* NJ State Statute: NJSA 54:4-64 The validity of any tax or assessment, or the time at which it shall be payable, shall not be affected by the failure of a taxpayer to receive a tax bill, but every taxpayer is put on notice to ascertain from the proper official of the taxing district the amount which may be due for taxes or assessments against him or his property.

Payments: may be made by mail, online at https://wipp.edmundsassoc.com/Wipp/?wippid=0265, or in person at our office during regular business hours.

Payment online: using Edmund’s WIPP allows you to make a one-time payment or create an account to schedule payments at a future date. 

Bank's Bill Pay: Payments may also be made by using bill pay from your bank. When using bill pay make sure to include your block, lot, and qualifier(if any) and/or account number in the memo. Payments lacking property identification may be returned. Please note, bill pay payments are not electronic, your bank converts these payments into a paper check that is mailed through the postal system. Keep in mind when scheduling your payment to allow enough time to be delivered by the due date. We suggest at least 7-10 days.

After hours: There is a mail slot in the front of the building for your convenience. Payments placed in the mail slot after closing will be receipted the next day.

Postmarks: The State of New Jersey does not allow the use of postmarks for tax payment acceptance dates, so payments must be in our office by the end of the grace period by closing time on the due date.

Receipts: If you wish a receipt and pay by mail, include your bill and a self-addressed stamped envelope with your payment.

Public Records: To obtain a public record from the tax office, an OPRA form must be filled out and sent to the Bergen County Clerk’s Office.

Lien redemption requests: Must be made in writing to the tax collector. At no time should you approach the lien holder. All redemptions must be made through the Tax Collector’s Office. The written request should include the date you anticipate making a payment and a statement of your legal interest in the property. New Jersey Tax Sale law only allows parties of interest the right to redeem a lien.
